During the term of the agreement one of the parties may require the site to be removed and the lease to be terminated.
Operator Termination
If the Operator wishes to terminate the existing agreement, Pentacom Networks Limited will deal with this matter on your behalf. The Operator may attempt to terminate the agreement in order to save cost. Pentacom Networks Limited will represent Landlords to assess the validity of any notice of termination, secure any compensation to which Landlords are entitled to and ensure the site is fully reinstated to the reasonable satisfaction of the Landlord.
Landlord Termination
Some Landlords may wish to terminate their agreement with the Operator for a variety of reasons. These include;

Sale of Land/building with vacant possession

Redevelopment of site for alternative use

Fallout/deteriorating relationship with the Operator

Income level deteriorating

Change of use
It is important to note that Operators have certain mechanisms in place to revoke/ resist any action that would jeopardise their coverage requirements. These powers are in addition to legal protection afforded to business tenants that may or may not be incorporated into the existing lease.
Commencement of negotiations with Operators well in advance of the required vacancy is essential and Pentacom Networks Limited would recommend a minimum of 18 months. Pentacom Networks Limited may, at its discretion and with Landlords permission, expedite the required vacancy with the following methods;

End of Lease
Within 12 months of the expiry of an Operator lease, Pentacom Networks Limited will automatically notify Landlords and discuss strategy for the lease renewal. Pentacom Networks Limited will then commence negotiations in line with the agreed strategy to its successful conclusion.
